Pre-War Plaster Walls: Build With a Basecoat, Not Joint Compound

Most Upper East Side apartments are plaster over lath, not drywall. When a ceiling or a wall opens up in a pre-war building, joint compound is the wrong material to fill it with — it is a finishing product, it shrinks, and it cracks in depth. You build the wall back with a basecoat plaster, then finish over the top.

We keep USG Structo-Lite basecoat plaster on the shelf at $26.99 for the 50 lb bag. It is mill-mixed with perlite aggregate, so it goes on thick, weighs about half what sanded plaster does, and bonds to lath the way the original plaster did. One bag covers roughly 140 sq ft over gypsum lath, 89 sq ft over metal lath, or 109 sq ft over unit masonry. Add water only — no sand.

My apartment is pre-war. Is the wall drywall or plaster?

Most Upper East Side apartments are plaster over lath rather than drywall. If the wall is hard, thick, and you can see thin wooden or metal lath behind the damage, it is plaster. Plaster walls are rebuilt with a basecoat plaster, not with joint compound.

Can I fill a deep plaster hole with joint compound?

Not for depth. Joint compound is a finishing product — it shrinks and cracks when applied thick. Build the wall back with USG Structo-Lite basecoat plaster, then finish over the top with a skim coat of joint compound.

What else does a patch usually need?
